All payments will be made by VISA, MasterCard, Discover or gift certificate at the time of arrival, we do not accept American Express for online reservations, if this is your only way to pay, please call and we will add a 3% fee to the total for processing that card.

Cancellation and Change policy

As a small, independent property, we ask for your understanding in respecting our cancellation, change and no-show policy. Please read carefully as it is a binding contract when you reserve a room.

If you must change, shorten or cancel your reservation, do so within the timeframe indicated below for a partial refund (minus the specified change/cancellation fee, per room). If a reservation is cancelled or shortened after the cancellation period expires, the guest is responsible for full payment of the original reservation. Changes or cancellations must be made via phone or by email, and you must receive a confirmation email from The Texas White House b&b. There are no refunds for early departure from the reservation dates.

Re-booking Policy: If you cancel your reservation after the cancellation period expires, we will attempt to re-book your room. If your room is re-booked, you will be refunded ½ the room rate.

Cancellation periods and fees:

  • Standard reservation: $30 change or cancellation fee per room if cancelled at any time up to 12 days prior to arrival. If less than 12 days prior to arrival, you are financially responsible for the full reservation price. If the room is re-booked we may be able to refund ½ the room rate.
  • Stays of five nights or longer, or group reservations of 3 rooms or more: $50 change or cancellation fee per room if cancelled at any time up to 21 days prior to arrival. If less than 21 days prior to arrival, you are financially responsible for the full reservation. If the rooms are re-booked we may be able to refund ½ the room rate.
  • Other special events/holidays (TCU home games, Thanksgiving, Christmas, Valentine’s, New Year’s and Memorial Day): $30 change or cancellation fee per room if cancelled at any time up to 14 days prior to arrival. If less than 14 days prior to arrival, you are financially responsible for the full reservation.
  • Full property rentals, all 6 rooms: $500 deposit is required to hold the reservation. This deposit will be applied to the balance on the rooms. There is also a $250 (refundable) security deposit due at the same time as the $500 deposit. If there is a change or cancellation less than 30 days prior to arrival, you are financially responsible for one night’s stay (per room).Full payment is due 21 days prior to arrival. A separate rental agreement must be signed for all-room rentals, as well as a $100 fee at the time the balance is due.

Check In and Checkout

Check in time is flexible. We will text/call the cell number on file to let you know when the room is ready and get an ETA from you, so that we can coordinate the process.  Checkout is 11:00 am. We have a small staff that needs time to prepare rooms for arriving guests. If you require more time, a late checkout at noon can sometimes be arranged with a $25 fee and prior notification. We can also hold luggage in a secure space to accommodate travel plans, there is no charge for this.


Children are not allowed at the b&b. If you arrive with a child, you will be denied a stay, with no refund to you. If we see that a child has stayed in the room, you will be charged a $100 fee for not following our no children policy! You will also be charged for any damage or excessive cleaning fees.

Damage to Property

Guests are responsible for any damage or loss they cause to the property. Guests may be charged for cleaning fees for damaged, destroyed or excessively soiled towels, linens and other goods.

No Smoking, No Candles, No Incense, etc.

The Texas White House is strictly a nonsmoking facility. Smoking is allowed only in the designated smoking area outside, on the property. Smoking is not allowed in the main house or in guest rooms by order of the Fire Department. Evidence of smoking including the smell of smoke in the room or in the main house will result in a minimum $250 charge, plus the cost of any damaged property. No open flame or burning of any sort of objects, including candles or incense, is allowed.


All guest rooms accommodate single or double occupancy for the same rate. The Cowtown West room can accomodate an additional 2 guests on the sofa/sleeper for an extra charge of $20/night for each additional guest beyond 2 persons in the room.


Off-street parking is available, but limited. One free off-street parking space is typically available for each guest room. Additional free parking is available on nearby streets. We are not responsible for damage to vehicles, or damage or loss of property left in parked vehicles, regardless of location.

Parties, Events and Gatherings

Thinking of inviting some friends over? Please check with us first! Due to the intimate nature of our property, private events are not allowed without prior notice, written contracts and fees attached. Extra  guests not staying at the property require approval for staying more than an hour at the B&B.


We no longer allow pets at the B&B.


We do not provide telephones in the guest rooms because so many guests travel with their own phones. We ask that you be courteous to other guests and kindly monitor your time and volume while using the phone in your room.

Quiet Hours

Please show respect for other guests and keep noise to a minimum between the hours of 9:00 p.m. and 9:00 a.m. Guests who disturb other guests will be asked to leave and will not be provided a refund.
